<p><span style="font-size: 10pt;">Huntington has been singled out as the poorest, unhappiest, unhealthiest city in the nation in a number of recent surveys.  One such study even concluded that our town has the fourth ugliest men in the country.  It seems that our city is often a target of misguided scorn.  With all of that negativity in mind, it is my pleasure to announce that Huntington, WV has won my award for happiest city in America.  What a comeback!</span></p>
<p><span style="font-size: 10pt;">Here are eleven contributing factors that put Huntington over the edge.</span></p>
<p><span style="font-size: 10pt;">-Ritter Park has been ranked by Child Magazine as one of the ten nicest parks in the country.</span></p>
<p><span style="font-size: 10pt;">-Our downtown arena, the Big Sandy Superstore Arena is, according to Venues Today, the , "11th top entertainment venue worldwide among venues with seating capacities between 5,001 and …10,000."  That same venue was also recently nominated for an Academy of Country Music Award for Venue of the Year (Medium capacity) for the second year in a row.</span></p>
<p><span style="font-size: 10pt;">-Huntington offers a ton of free activities for kids, most notably the Huntington Museum of Art's Saturday KidsArt program, which offers kids Pre-K through 5th grade free art classes every Saturday afternoon.</span></p>
<p><span style="font-size: 10pt;">-Our area's focus on fitness rivals many areas its size.  From the PATH to Critical Mass to the Marshall marathon to the high number of 5K races (3 in March), and a YMCA that has basically tripled in size over the past two decades, Huntingtonians should be proud of the improvement made in this category.</span></p>
<p><span style="font-size: 10pt;">-From musical theatre to Pulitzer Prize winning work to the best in children's theatre, Huntington boasts a wide variety of stage works with something for everyone.  It is rare for a weekend to go by without some play being brought to life for Tri-State audiences.</span></p>
<p><span style="font-size: 10pt;">-How many communities can boast an amusement park among the many things to do?  Huntington can.  Camden Park!</span></p>
<p><span style="font-size: 10pt;">-Be it Greek Fest or a Marshall football game day or a Halloween block party or a Hot Dog Fest, Huntingtonians are never at a loss for coming up with an excuse to party with their neighbors – thousands turn out for these events and many, many more.</span></p>
<p><span style="font-size: 10pt;">-Speaking of food, and we know good food, did you know that Cam's Ham sandwich was ranked one of the Top 50 sandwiches in the USA, according to the Food Network's "50 States, 50 Sandwiches"?</span></p>
<p><span style="font-size: 10pt;">-While too many communities our size were tearing down their Keith Albee or Jeslyn theatres/performing arts centers, ours was focused on restoring them and ensuring the quality arts programming and educational outreach that comes from both.</span></p>
<p><span style="font-size: 10pt;">-While many communities our size have let their downtowns die, ours has held on better than most with Pullman Square and other small businesses.</span></p>
<p><span style="font-size: 10pt;">-A recent survey of 34 West Virginia cities ranked Huntington the ninth best place to live in the state.  Two of the positives this piece pointed out was that our town has both the lowest cost of living and lowest student to teacher ratio of any other city in their top 10.  (I would argue that either one of these should bump us up a few spots.)</span></p>
<p><span style="font-size: 10pt;">And this list is just the tip of the iceberg.  I didn't even mention McClelland Park, Jim's Spaghetti, Tudor's, Heritage Farm, a beautiful riverfront park, Heritage Station, Central City, and much, much more.</span></p>
<p><span style="font-size: 10pt;">Congratulations, Huntington.  You've earned it.</span></p>

While he finishes up the Renaissance Building at 831 4th Ave., he also has work underway at the Angel Building at 918 4th Ave., which will be renovated into high-end rental apartments, and he's developing the first floor commercial space at 419 9th St. Radcliff also is in the process of buying 813 4th Ave., where he already has a commercial prospect for the 3rd and 4th floors. He's also the broker for Realty Exchange, a brokerage that got off the ground a year and a half ago, and now has 30 real estate agents.</span></div>
<p><span style="font-size: 12pt;">When Radcliff started his first big downtown residential project in 2012, folks didn't seem too sure about it, he said.</span></p>
<p><span style="font-size: 12pt;">"They were skeptical, but I've sold all of these without even advertising, just by word of mouth," he said.</span></p>
<p><span style="font-size: 12pt;">Now, all but one of the 10 high-end, custom-built units in the Renaissance Building are sold.</span></p>
<p><span style="font-size: 12pt;">"I sold three of the last four this week," he said on Thursday. The final unit is the largest, with 5,200 square feet, including a sweeping staircase and elevator.</span></p>
<p><span style="font-size: 12pt;">Radcliff is confident the trend of downtown living is a growing one.</span></p>
<p><span style="font-size: 12pt;">"Ask me if I like my house, and I'll say, 'Yeah, I like it,' " he said. "Ask anyone here (in the Renaissance Building) if they like where they live, and they say, 'I love it.' You can see it in their eyes."</span></p>
<p><span style="font-size: 12pt;">Dr. Meghan Elkins, an optometrist at the Huntington VA Medical Center, is one of them. She led the way in moving into Radcliff's Renaissance Building and said it's exciting to be part of the downtown's renaissance.</span></p>
<p><span style="font-size: 12pt;">"I like being really close to all the restaurants and Pullman Square. It's been helpful and easy," she said, adding that she's anxiously awaiting a downtown market or grocery store.</span></p>
<p><span style="font-size: 12pt;">Another resident of the Renaissance Building who is excited about the downtown revitalization</span></p>
<p><span style="font-size: 12pt;">is Sherry Houck, senior vice president of commercial lending at First Sentry Bank. She and her husband are empty-nesters who had lived in northern Wayne County and were tired of mowing and all the upkeep of having more property.</span></p>
<p><span style="font-size: 12pt;">"We wanted something convenient with less maintenance," Houck said. "We absolutely love it down there. Convenience is the biggest thing. I like the fact that there are a lot of things going on in Huntington now. There are a lot of assets there with Pullman and the restaurants, and we like being down there."</span></p>
<p><span style="font-size: 12pt;">While it's convenient to go out to eat, she also loves to cook, especially in the custom kitchen in her new condo. She also likes that they could design it themselves, choosing an industrial look with exposed brick and pipe. And now that they have less driving to do, they have more time to enjoy it, she said.</span></p>
<p><span style="font-size: 12pt;">"We wanted to have more free time to do things we wanted to do," Houck said. "We like to bike ride and go to the Huntington YMCA and run downtown and in the park. I could not be more pleased with our decision to move downtown."</span></p>
<p><span style="font-size: 12pt;">The 12 Angel Building apartments are not as far along as the Renaissance condos, and they will be smaller, rental units, with a price point that is likely to attract professionals, such as physicians and professors at Marshall, Radcliff said.</span></p>
<p><span style="font-size: 12pt;">A lot of the historic character of that building will be restored, he said, including the original flooring and facade. The building was formerly a department store that sold men's clothing, including the brand Hart Schaffner & Marks.</span></p>
<p><span style="font-size: 12pt;">"The front will look exactly the same as it did," said Radcliff, who said he's already had inquiries about the apartments there.</span></p>
<p><span style="font-size: 12pt;">His decision to renovate it came about like many others.</span></p>
<p><span style="font-size: 12pt;">"I just hyper focus on buildings that are in a good spot but have become an eyesore," Radcliff said. "I get tired of looking at it and want to fix it up."</span></p>]]>

It helps him make a living for his wife, Jennifer, and 6-year-old son, Ian. And it helps improve the city so that as Ian grows up, he'll have a nicer place to live.</div>
<p>His latest project is newly renovated building in the 600 block of 8th Street, between First Baptist Church and State Farm Insurance.</p>
<p>The new look features a facade of tan stucco and stone, accented with brown awnings. Radcliff said it was inspired by some buildings he saw in Florida.</p>
<p>Before the renovation, the building was a dilapidated structure that at one time housed a flower shop and a CAD drafting office, among other businesses. In recent years, it had been an eyesore, Radcliff said.</p>
<p>"I drove by this for a couple of years and got tired of looking at it," said the 1987 graduate of Huntington East High School.</p>
<p>Already leasing space there are Trendy Tots, a new children's consignment shop in Huntington, and Prestera, which has office space there.</p>
<p>The consignment shop in the center is co-owned by Danielle Frazier and Lauren Banfi, and carries popular brand names such as Carter's, Gymboree, Baby GAP, Juicy Couture Baby and others. It sells clothing for newborns up to size 14, and consignors get 50 percent.</p>
<p>TNP Beauty, a beauty supply store is soon to open. And there are 1,000 square feet of space still available, either for two different businesses or one.</p>
<p>So far, there's been quite a bit of interest in the space, Radcliff said.</p>
<p>"The traffic down through here is unbelievable, with everyone going to the South Side," he said.</p>
<p>The $450,000 shopping center project is among many that Radcliff has undertaken in Huntington to improve the look of his hometown. He also renovated apartments at 824 9th Ave., near Speedway, and most recently has torn down some dilapidated houses at 202 4th Ave. They will become climate-controlled storage units, with heat and air conditioning.</p>
<p> "I've invested a couple million in Huntington over the past couple years," he said. Huntington is showing signs of improvement, Radcliff said, adding that the city should strive to encourage more development.</p>
<p>"If the city could help developers speed the process so they can start the project sooner, that would generate more money for them," he said.</p>

<p><strong>Checklist</strong></p>
<p><strong>1. Kitchen</strong></p>
<p>The most expensive room in the house to remodel is the kitchen. The average kitchen remodel will set you back about $20,000. You'll want to carefully examine the following.</p>
<ul>
<li>Cabinets: painted or stained, solid wood or particle board? Know what you're buying. Inexpensive cabinets can easily cost $4,000 for a small kitchen, and that's not including installation.</li>
<li>Counters: laminate or solid surface? Laminates tend to stain and chip easily. Solid surface counters are more durable. But do you like the color?</li>
<li>Floor: tile, laminate, or wood? Laminate is the least expensive and is most commonly found it kitchens. Tile is the most durable, but it is cold on your feet and can chip or crack. Wood can create a warm, inviting look, but water can damage it - certainly a consideration if you have children.</li>
<li>Appliances: standard or built-in? Most people want matching appliances in their kitchen. Newer models are not as likely to need repairs or replacement anytime soon. Be sure to check the refrigerator carefully; it is the most expensive kitchen appliance.</li>
</ul>
<p><strong>2. Bathroom</strong></p>
<p>The second most expensive room in the house to remodel is the bathroom. An average bathroom remodel can easily cost $10,000, and it can be quite disruptive for you and your family.</p>
<p>In addition to checking for leaks or cracks in the toilet, tub, and sink, you'll want to check to see if the pipes are leaking. A good way to do that is to look in the access panel behind the tub, and to carefully look at the ceiling below the bathroom. Second   floor piping repairs can be especially expensive.</p>
<p><strong>3. Heating System</strong></p>
<p>Old heating systems can be a big expense: they can be expensive to replace and expensive to operate, especially with today's high energy prices.</p>
<p>A new furnace with installation can easily cost $5,000 and often more, depending on the type of system and the size of the home. Furnaces can last 20 years or more, but some models will begin to break down after 10 years or more.</p>
<p><strong>4. Air Conditioning</strong></p>
<p>Central air conditioning units can be costly to repair. They commonly cost several thousand dollars to replace.</p>
<p>Wall or window units are much less costly to replace, but they are more expensive to operate. Additionally, if left in place year round they can often cause water damage that can lead   to mold, which can be hazardous to your health. Be sure to examine these units   and the area surrounding them.</p>
<p><strong>5. Roof</strong></p>
<p>Properly installed, roofs can last 20 to 25 years. Adding a second layer of roofing is not a very expensive job (a few thousand dollars). Stripping off one or two layers of roofing before   adding a new layer can be very costly (easily twice the cost of simply adding a layer). You can visually check the condition of the roof from the ground by   looking for cracked, curling, or missing shingles.</p>
<p><strong>6. Windows</strong></p>
<p>Nothing is more annoying than struggling with a hard-to-open window. Newer double-paned windows do add to the value of a home, for their ease of operation, ease of cleaning, and energy efficiency.</p>
<p>The cost of new double-paned glass windows begins at about $300 installed for an average-sized, double-hung unit, so the cost of new windows can easily add up to several thousand dollars   in a home.</p>
<p><strong>7. Basement</strong></p>
<p>If you've ever lived in a home with a leaky basement, you probably don't want to ever do so again. Be   sure to check carefully for water marks and other signs of a leaky basement.  Once water begins to leak into a basement it is usually better to add a system   to remove it rather than trying to stop it from coming in (which is often a futile effort).</p>
<p><strong>8. Insulation</strong></p>
<p>With energy prices remaining   high, a well-insulated house can help keep you warm in the cooler months, and   cooler in the warmer months. Not only is it important to have at least a foot   of insulation in the ceiling, insulating the walls will also help reduce energy costs. Adding insulation to the attic can cost about $1,000. Blowing it into the walls adds several thousand dollars to that cost.</p>
<p><strong>9. Driveway and Sidewalks    </strong></p>
<p>It is costly to repair driveways and sidewalks, also called "hardscape." Look carefully for cracks and sunken areas - they can end up being trouble down the line.</p>
<p><strong>Home Inspectors</strong></p>
<p>Now you know what to look for so you won't have unpleasant and costly surprises when you move into your new home. It's also important to work with a highly qualified real-estate agent and equally important to hire a quality home inspector.</p>
<p>A quality home inspector will provide you with a detailed home report that might help you know more about the physical condition of the home than the current owner. This detailed report will cover all parts of the home, from the roof to basement floor. Not all home inspectors are created equal - be sure to hire the best one in your area.</p>
<p><strong>What if the House Needs Work?</strong></p>
<p>What happens if you fall in love with a house that needs work? Negotiate a lower price - or insist that the current homeowner make quality repairs prior to you finalizing your offer. With inventory up, home buyers - especially well-qualified ones - are now in the driver's seat.</p>

            <![CDATA[<p><span style="font-size: 12pt;">Huntington, WV, is a unique place, and if you are considering moving here, then let this article help you with your decision.  Over the years this town has evolved into a little city; what we have to offer is very exceptional and deserving of its own scale.  Huntington is a community of people who are bonded and strong, and proud supporters of our hometown college, Marshall University. </span></p>
<p><span style="font-size: 12pt;">If you are not familiar with MU, the movie, <em>We Are </em>Marshall, can give you a pretty good history lesson on the hardships and rebuilding the school and community went through after a fatal plane crash in 1970.  The crash took the lives of the entire football team and staff as well as some fans while returning from playing the East Carolina Pirates in Greenville, SC- historically known as the worst tragedy in college athletics.  The movie was filmed in 2006 by Warner Bros., and starred Matthew McConaughey.</span></p>
<p><span style="font-size: 12pt;">Needless to say, the film crew and cast fell in love with Huntington, and generally those who visit do.  I guess you could say our little city has a few bragging rights when it comes to popularity, but that's not what really matters.  The people are what make this town a great place to live- we are friendly people with an added drop of southern charm.  In our community, people get to know one another and remember names.  And over the past five to 10 years, Huntington has attracted many international residents, creating a very eclectic community- making bigger and better things happen.  Small businesses are thriving in our downtown area and more commercial businesses continue to seek out Huntington as a potential place for business.  Amazon and Direct TV are just a couple to mention who have already made Huntington their home for customer service centers.</span></p>
<p><span style="font-size: 12pt;">This city isn't just a great place for commerce, but also a great place to raise a family.  Your friends are your family here; a community that looks out for one another and cares.  The education programs offered through MU alone allows a young adult to achieve a master's degree or specialize in Medicine, Physical Therapy, Engineering, Forensics and more.  And last, but certainly not least, the scenery.  The beauty that surrounds Huntington in all of its four seasons is unbeatable, it is simply breathtaking at times.  Therefore, I end saying that for the many who reside here in Huntington, WV, it is "Almost Heaven" for us, we hope you can come and experience it too.  </span></p>]]>

<p><span style="font-size: 12pt;"><strong>Create a check list.  </strong>Make a list of everything you are looking for in a house.  Take a copy with you when viewing a potential house and check off your must-haves vs. the nice-to-haves.  This will help when the time comes to narrow down choices and determining what you can and cannot live without.         </span></p>]]>
